Beyond Finding a Tenant: The Value of Good Tenancy Administration at Hillview Heights

Finding a tenant is an important milestone—but our service does not stop when the deal closes. As experienced residential property agents, we also provide tenancy administration to support clear communication, a positive landlord–tenant relationship and planning for what comes next. Two recent outcomes at Hillview Heights—a tenancy renewal and a new tenant secured well before the outgoing tenant’s departure—illustrate why this ongoing attention matters.
A Renewal That Preserved Rental Continuity
We have been assisting the owner of this Hillview Heights residence since the development obtained its TOP in 1996. The current tenant, who works for a multinational company, was happy to continue calling the property home. The tenancy was renewed at $4,200 per month, allowing the landlord to continue receiving rental income without a vacancy between tenancies.
During our visit as part of the renewal discussions, we were pleased to find the residence maintained in pristine condition—a credit to the tenant’s care for the home. Alongside the letting, we have provided tenancy management support, with all landlord–tenant communication handled through us. This gives both parties a clear, consistent point of contact and helps us support an ongoing, positive relationship.

A New Tenant Secured Well Before the Existing Tenant’s Exit
In a separate letting at Hillview Heights on Hillview Road, in District 23 and close to Hillview MRT, we secured a new tenant for a spacious 1,800 sq ft, 4+1-bedroom residence at $5,000 per month. A family was ready to make it their next home, and the tenant search was completed well before the existing tenant’s departure.
We have known this landlord since 2000. The owner holds multiple residential investment properties across Singapore, with rental income an important part of their investment objectives. Securing the next tenant ahead of the outgoing tenant’s exit gave the landlord greater certainty when planning the transition. Unlike the renewal, this was a new tenancy: the value lay in completing the search early, rather than waiting until the property became vacant.
Why Good Tenancy Administration Matters
A tenancy is an ongoing relationship, not simply a signed agreement. Clear communication helps both parties understand each other’s needs, while timely discussions allow landlords to consider whether a renewal or a new tenant search is the appropriate next step. Our role is to keep that conversation organised and help the landlord look ahead.
A consistent point of contact. We handle communication between the landlord and tenant, helping keep discussions clear and coordinated.
Support for the landlord–tenant relationship. Ongoing administration gives both parties a channel for communicating their needs and discussing tenancy matters.
Attention to the renewal or transition. Looking ahead creates time to discuss the next tenancy stage rather than leaving the conversation until the last moment.
A focus beyond the rental figure. Rental continuity, the condition of the home and clarity for both parties are important parts of the overall letting experience.
These two lettings show different ways that continuity can be supported: an existing tenant choosing to stay, and a new tenant secured before the outgoing tenant leaves. Good administration helps support both situations, although no service can guarantee a renewal, an uninterrupted rental income or a particular letting outcome.
Included in Our Commission—Not an Afterthought
Our tenancy administration service is already included in the commission paid when we close a tenancy deal. It is part of the service we provide, rather than an additional fee for the administration described here. For us, closing the deal is not the end of the relationship: clear communication and support during the tenancy matter too.
Planning Your Next Letting? Start the Conversation Early
Whether you own one residential property or several investment units, it is worth considering not only who will find your tenant, but also who will help administer the tenancy after the deal closes. If you are preparing to rent out your property, approaching a renewal or expecting your tenant to move out, contact us to discuss your leasing needs and the tenancy administration included in our service. Let’s look beyond the next signed agreement and plan for the relationship that follows.
